Received refund after claim - what to do if item arrives?

I bought an GB£525 (that is about US$ 900) item on Dec 2nd. Seller had promised to post the item the next business day. Nothing happened, and after a week I started asking what happened. The seller insisted he had sent the item, but was unable to provide any tracking information. Another week went, no item. I filed a PayPal complaint, seller then replied that the item had been mis-sent the first time. I requested to cancel the transaction, this was denied by the seller who claimed that the item was already "gone" (whatever that meant - seller ceased all communication at that point). I escalated the case to a claim, insisting on a refund.
Suddenly the seller did provide a tracking number, but this only indicated that the package was booked with the shipping company, it had not actually been picked up from the seller - this happened a few days after (Dec 20th). PayPal was still handling the claim, requesting somee more information from me. Yesterday, PayPal settled the case in my favour and refunded me in full.
The item is now one day away (yes, this is a heavy, bulky item crossing several international boundaries), and due for delivery tomorrow. I am still interested in buying it. I have contacted the seller and offered two options:
- I receive the item and pay 90% of the agreed price, provided it is in the advertised condition
- I reject the package
I would prefer option 1), are there any caveats for me? If I repay the seller, would he have any way to appeal the claim so that I will be re-charged the money refunded to me earlier? Do you think my 10% deduction is unreasonable?
Option 2) would cost the seller dearly (returning the item would likely cost £100 or more, the seller could also have to solve any customs hassle as there would be unpaid import duties on the item - duties I would not have to pay if I reject the package).

morals aside, it would be theft to not pay up the full amount if the item does arrive since it's not classified as unsolcitied goods because the seller did not cancel the transaction. You just need to wait and see.

Thanks for your feedback! After posting here, the seller has replied and agreed to me paying 90% of the previously agreed price if the item arrives in perfect condition. (The transaction involves a 2,5% currency conversion by my bank, both for the payment and the refund, so my refund was only 95% of what I originally paid.)
Also, I have received a notification from the shipping company, telling me that they will probably deliver the item today.
How should I re-pay the seller, to avoid the possibility of him appealing PayPal's decision on the basis that I did eventually receive the item?
Do you think it would be unfair of me to just reject the item and let the seller deal with the return himself? After all, PayPal had decided in my facvour that the seller had not fulfilled his obligations. I could already have bought another item with the money I was refunded...

You can ask that the seller send you an invoice via PayPal.
